What is a wildfire damage appraisal?
It is an independent, certified opinion of a property’s value in connection with a fire loss. Depending on your situation it may establish what the property was worth immediately before the fire, what it is worth in its current condition, or the difference between the two. The report is prepared to USPAP standards so it can be submitted to an insurance carrier or entered as evidence.
An adjuster works for the carrier and typically estimates repair or replacement cost, not market value. Those are different questions with different answers. An independent appraisal gives you your own evidence of value which is what most disputes over a fire claim actually turn on.
Yes. This is called a retrospective appraisal. We value the property as of a date in the past normally the day before the fire using sales, listings, permits, photographs, plans and public records to reconstruct its condition and the market at that time. We do this routinely for total loss claims.
Diminution in value is the permanent loss in market value that can remain after a property is repaired. A buyer may pay less for a house with a documented fire history, or for one sitting inside a burn scar, even when the repairs are excellent. Whether you can recover it depends on your policy and the facts, which is a question for your attorney — our role is to measure the amount and document it defensibly.
Most residential assignments are delivered within one to two weeks of engagement. Complex properties, portfolios and litigation assignments take longer. If you are working to a claim deadline or a court date, tell us the date on the first call and we will confirm whether we can meet it before you engage us.
We quote a flat fee for each assignment once we understand the property, the scope and the intended use. The fee is never contingent on the value we conclude a contingent fee would make the report inadmissible and worthless to you. You will have the number before any work starts.
